Commercial Mortgage

A commercial mortgage is a loan secured against a commercial property and will typically allow you to borrow up to 75% of the property value. Certain lenders will allow a mix of the amounts they will borrow depending on what you need, for example you may be wanting to part fund the land and then part fund the commercial property which is to be built on the land.

Commercial mortgages vary from lender to lender but their interest rates will Mortgage credit instructionsbe based on either the bank of england base rate or LIBOR (London Inter-Bank Offered Rate), rates can start as low as 0.80% above the bank of england base rate and will usually be determined by your specific needs, circumstances and risk associated with the business venture.

What types of property can a commercial mortgage fund?

There is no hard and fast rule as to what a commercial lender will allow as security for a mortgage, the vast majority of lenders and commercial mortgage products mean that, as long as you have monies of your own to put down as a deposit their will more than likely be a commercial mortgage product which will allow you to see your venture through.

This is not an exhaustive list, for instance there are equity based lenders which will lend on pretty much any UK property as long as you have 40% or 50% deposit, this can be useful if the property is in a very bad state of repair and you are unable to provide suitable evidence the commercial venture will be profitable within the first few years (meaning you are unable to provide satisfactory prove to the lender)
