How can I be sure I can get a bad credit mortgage with CCJ's
The first thing you should do is check your credit report to see if there are any CCJ's registered against you. In some instances a CCJ may even be registered without your knowledge, they can range from very large debts where you know you have had major debt problems or something as simple as a few missed payments on a utility or mobile phone bill. Unless you are able to settle the debt in the time given by the company who registered the CCJ (usually a month) the CCJ will remain on your credit until the debt is paid and six years thereafter. If you have cleared the debt you should make sure the company has updated your credit file to show the debt has been settled, if not you can get a letter of satisfaction from them showing when the CCJ was paid and that it is no longer in force. - this can then be provided to a mortgage lender as proof that the debt is paid and the CCJ has been cleared. That being said, even if you have not cleared the CCJ you can still apply for a mortgage. There are a number of specialist mortgage lenders who will allow mortgage's to proceed with CCJ's registered on your credit file and will allow you to apply for a bad credit mortgage with CCJ's.
Which lenders will allow a bad credit mortgage with CCJ's?
There are many lenders who will allow a bad credit mortgage with CCJ's, they are usually referred to as 'sub prime mortgage lenders' or 'none confirming mortgage lenders', and their mortgage products allow a set number of CCJ's to be registered on the borrowers credit file - the exact amount and number of CCJ's the bad credit mortgage product will allow differs from each lender's mortgage products, the amount the will allow will also be determined by the amount of deposit you have or the amount of equity if you require a remortgage. Sub prime mortgage lenders tend only to deal with mortgage brokers, in order to keep cost's down for the borrower they don't deal with the general public which means they don't have to hire their own sales staff so you will need to use a mortgage broker - we would recommend speaking only to a specialist broker who knows about applying for a bad credit mortgage with CCJ's and bad credit mortgage's as they are much more likely to get you a better deal due to their experience within the adverse credit mortgage market - a specialist broker should also have access to every adverse credit mortgage product available on the market and will be probably already deal with every lender that could help.
What should I do next to get a bad credit mortgage with CCJ's?
Regardless of your level of debt, the number of CCJ's you have registered and the total pound amount of the CCJ's registered you should still be able to get a mortgage. The first thing we would suggest you do is to speak to a specialist mortgage broker who understands both your circumstances and the sub prime market, you may also want to get your credit report which you could show the broker who, if they know what they are doing should be able to explain what everything on your credit report means in real terms and what effect this information could have on your mortgage application.
After you have spoken to a mortgage broker they should be able to let you know fairly quickly what deals are available to you and how you should proceed. On occasion they may suggest holding off on applying for a bad credit mortgage with CCJ's depending when the CCJ's were registered in order to get you a much better deal, the reason for this is simply that some specialist lenders will ignore CCJ's depending on when they were registered and when they were cleared (even though they may still be on your credit file) - but until you speak to a specialist adverse credit mortgage broker you really won't know for sure so that should be your first port of call.
